Fence and design documents the association has recorded with the county:

  • The community says every exterior change needs Design Review Committee approval before work starts, with a review window of up to 30 days.
  • Design Guidelines (final, Nov 15, 2018)
  • Residential Design Guidelines for Cross Creek West (Jun 1, 2023), The Brooks (2018) and The Lakes Sections 2 and 3 (2011, 2012)

Fulbrook Homeowners Association, Inc.

Fence rules summarized

Managed by KPM Management; Fort Bend County

  • Each section's supplemental declaration sets where fences go. Depending on the village fencing plan, a fence may be required or not allowed on a front or back lot line.
  • Allowed styles: masonry wall, three-rail, one-rail, single rail, picket and wood pylon. Solid wood fences and solid boundary walls need a variance.
  • Wood fences are stained 'Fulbrook Green', and the committee decides each fence's color. Posts are 4x4 every 100 feet with 6x6 posts at turns and ends.
  • Optional side fences must be staked by a licensed surveyor; the committee then has 10 days to approve before work starts. Pool fences must meet government pool rules.

Weston Lakes Property Owners Association, Inc.

Fence rules summarized

Managed by KRJ Management; Fort Bend County

  • A fence needs its own Home Improvement request and committee approval before installation. The committee has 30 days to respond, and building without approval can cost the construction deposit.
  • Solid cedar fences may be up to 6 feet tall. Post caps are allowed and do not count toward the height.
  • Solid wood fences must look finished from outside: rails, posts and braces face in, or panels alternate. A rot board is suggested for solid cedar.
  • Painted or stained wood must match community colors with committee approval; synthetic fences must blend with their surroundings.
  • Rail fences, with or without wire mesh, are acceptable in suitable spots with approval. Pools must be enclosed with self-closing gates.
  • Many sections bar opaque fences in the rear setback (40 feet in many sections). Golf course, lake and interior lots differ, so check the setback table for your section.
